These are homes near the Cartecay River in Gilmer County, Georgia listed with Gold Peach Realty, the North Georgia brokerage that publishes this guide. Near the river isn’t the same as on it. Before you fall for a view, check which river the lot actually touches, where the flood map lines fall and how much of the bank sits inside the stream buffer.
Near the river, on it, or on a different one
Three rivers meet in downtown Ellijay. The City of Ellijay puts the town between the Ellijay and Cartecay rivers, where they join to make the Coosawattee. A home near town can face any of the three, or a tributary creek, and a road or subdivision with “Cartecay” in its name tells you nothing about frontage. Look at the plat and a map.
If the land does touch the Cartecay, a few rules come with it. The river is designated trout water in Gilmer County, so a 50-foot buffer generally applies along it under Georgia’s rules (confirm it for the parcel). Search the address on FEMA’s Flood Map Service Center, ask Environmental Health for the septic records, and find out whether the house is inside a city or in unincorporated Gilmer County. Living on the Cartecay walks through each step, and its buyer checklist is the fastest way to cover them.

What to ask about any home near the river
- Which river or creek is at the property line, and how much frontage does the survey show?
- Is any part of the lot in a FEMA zone that starts with A? With a government-backed mortgage, that means required flood insurance.
- Was the house built in the floodplain? Gilmer County requires two elevation certificates for a structure there, so ask for copies.
- Septic or sewer? Well or public water? If it’s a well, when was it last tested?
- Has it been rented to guests? A Gilmer County host license doesn’t transfer, so a new owner applies for their own.

Questions people ask
Are there homes for sale on the Cartecay River?
Riverfront homes do exist, because most of the river's banks are private land, but what is for sale changes all the time. The homes on our homes page are Gold Peach Realty's own listings; for any of them, confirm on the plat which river or creek the lot touches.

Is a home near Ellijay on the Cartecay or the Ellijay River?
It depends on the lot. USGS records the mouths of the Cartecay and Ellijay rivers and the start of the Coosawattee at the same point in Ellijay, so homes near town can face any of the three. Check the river name on the plat and a map.

Do I need flood insurance for a home near the Cartecay?
If the home is in a Special Flood Hazard Area and you have a government-backed mortgage, flood insurance is required, and some lenders require it outside high-risk areas too. Most homeowners policies do not cover flood.

How do I find the septic records for a house in Gilmer County?
Septic drawings and records are not posted online, but owners and buyers can request a property's records, if available, from Gilmer County Environmental Health. A home with no sewer fee on its water bill most likely has a septic system.
